Abstract

study the level of residents’ satisfaction of residential complexes is one of the most important research approaches in the field of housing. One problem that is seen in the design of residential complexes, which includes problem of this research, is dissatisfaction of residents because of nonconformity privacy concepts, spatial hierarchy and lack of foresight intermediate spaces. The purpose of this research is to determine importance degree of above variables between psychological, physical and environmental factors on promoting residents’ satisfaction from to the experts’ point of view. This research has been carried out with descriptive-survey method and Delphi technique. First it began with reviewing of literature, concept of satisfaction and determination of effective variables on promoting the residents’ satisfaction. After that, the theoretical framework was extracted. In the next step, with considering of research hypotheses, variables and questionnaire, 19 experts of housing field were inquired to fill the forms and Questionnaire data was analyzed with SPSS software. The findings indicate that privacy, separation of quiet and crowded spaces and existence of spatial hierarchy variables, according to significance levels lower than 0.05 and higher level of correlation coefficient than other variables, are the most effective of psychological, physical and environmental factors on promotion of residents’ satisfaction of residential complexes. Also, the Intermediate spaces existence variable to promote the satisfaction is the second effective variable of physical factors after the separation of quiet and crowded spaces variable.
