چکیده

یکی ‌از ‌اصلی‌ترین‌ حوزه‌های مورد توجه ‌‌توسعة میان‌افزا در شهرها، گرایش و مشارکت ساکنین بافت‌های فرسوده دراجرای توسعه میان-افزاست. توسعه میان‌افزا برخلاف سایر سیاست‌های توسعه شهری، در بستر شهر موجود و با حضور ساکنان و شهروندان و واحدهای همسایگی صورت می‌پذیرد. پژوهش حاضر با هدف بررسی عوامل مؤثر بر گرایش و مشارکت ساکنین بافت‌های فرسوده دراجرای توسعه میان‌افزا به روش توصیفی-تحلیلی، ازنوع همبستگی انجام شده است. حوزه پژوهش محله سنگلج واقع در منطقه 12 شهر تهران و جامعه‌آماری آن؛ ساکنین محله سنگلج بوده است. حجم نمونه با استفاده از فرمول کوکران (378 نفر) برآورد شد که به شیوه نمونه‌گیری تصادفی و در دسترس انتخاب شده‌اند. ابزارگردآوری اطلاعات، پرسشنامه محقق ساخته بوده است. داده‌های گردآوری شده با روش‌های آمار استنباطی؛ رگرسیون (Regression) مورد تحلیل قرار گرفت. نتایج نشان داد که، احساس‌تعلق به سکونت در محله با ضریب تأثیر(916/0)، مهمترین عاملی است که ارتباط مستقیم با مشارکت ساکنان دارد. در واقع هرچه ساکنین وابستگی بیشتری به محله خود داشته باشند، تمایل بیشتری به تجمیع و ارتقا کیفیت فضا دارند. وضعیت خدمات و امکانات رفاهی محله با ضریب تأثیر (370/0) و وضعیت زیرساخت‌های محله با ضریب تأثیر(241/0)، نیز به شکل معنی‌داری بر مشارکت ساکنان دراجرای توسعه میان‌افزا نقش داشته‌اند.

چکیده [English]

One of the main areas to be considered in the Infill development of a city is the tendency and participation of the residents of worn-out structures in the implementation Infill development. Infill development, unlike other urban development policies, takes place in the context of the existing city and with the presence of residents, citizens and neighborhood units. The aim of this study was to investigate the factors affecting the tendency and participation of residents of worn-out tissues in the implementation of Infill development by descriptive-analytical method, of the correlation type. Sangalaj neighborhood research area located in the 12th district of Tehran and its statistical population; Residents of Sangalaj neighborhood. The sample size was estimated using Cochran's formula (378 people) which were selected by random sampling method. The data collection tool was a researcher-made questionnaire. Data collected by inferential statistical methods; Regression was analyzed and the results showed that the sense of belonging to living in the neighborhood with an impact factor (0.916) is the most important factor that is directly related to the participation of residents. In fact, the more residents depend on their neighborhood, the more they tend to consolidate and improve the quality of space. The status of services and amenities of the neighborhood with an impact factor (0.370) and the status of neighborhood infrastructure with an impact factor (0.241), have also played a significant role in the participation of residents in the implementation of Infill development.
